Plants require high temperature and optimum light for fruiting. Piper nigrum blooms freely through the summer months and the fruits ripen the following year. Young plants can take 3-4 years to come into bloom but even modest-sized plants will yield hundreds of peppercorns. Soon you'll be able to grind your own peppercorns for fresh, aromatic pepper!
Special Note: Special Note: Piper plants naturally excrete small, round grains, or growth sugars, on the undersides of the leaves. While sometimes confused for insect eggs or a sign of disease, these sugar grains are actually a sign of normal, healthy growth, and are nothing to be worried about.

F30 owners BEWARE - You are not getting the right part here!!!
Unfortunately, I am now experiencing the displeasure of ordering and receiving the incorrect item 2x.
I ordered the HU816Z and ended up getting the HU816X Which is NOT what I'm looking for as it DOES NOT come with a drain plug, which you need to replace each oil change as it's a plastic disposable piece. you are running a terrible risk of reusing a plastic piece. If they can guarantee you are getting what you actually ordered that would be great, but you can't.
Really disappointed to see this is now a common thing for something that should be easy as pie to complete. Amazon needs to take a closer look into this!
When I originally ordered this this was my first review: "Don't waste time with anything else, this is super easy, replace all the seals, filter and plug in one go.
No brainer if you have an F30 328i."
